The Senior Property Manager will be responsible for overseeing the management of over 500 sites across the UK. This role involves finding new sites, relocating offices to pod sites, and ensuring that all locations are commercially viable and profitable. The Senior Property Manager will work closely with various departments, including marketing, IT, Finance and transport, to ensure the successful execution of property projects. The key skill for this role is organisation.
Key Responsibilities:
- Provide leadership and support to the property management team.
- Manage and oversee over 500 sites, ensuring they are in suitable locations.
- Identify and secure new sites and the approval process, down to the new site set up.
- Relocate offices to pod sites, ensuring minimal disruption to operations.
- Maintain and manage all renewals and rent increases process.
- Collaborate and develop relationships with landlords and negotiate lease agreements.
- Ensure all sites meet health and safety standards and manage the process to keep them up to date.
- Conduct ad hoc site visits to assess and address any issues.
- Weekly reporting to strict deadlines.
- Management of spend within the property team, and organisation of new pod capex requests and ensuring the purchase order process is adhered to and retail estate invoice approvals.
